Living Away from Home

You may need to live away from home to continue your studies. If so, Newcastle College is working with several organisations specialising in student housing to help you find good quality accommodation close to the college. Details of these different options are on the following pages.

Please note: These options are only available for students who will be over 18 years of age at the start of their tenancy. Alternatively, if you would prefer, we can send you an accommodation publication produced by private landlords who offer student accommodation. Please note carefully the information contained on these web pages regarding the disclaimer.

Points to Note [+]

  • Properties of three stories with 5 or more bed spaces must have an HMO (Houses in Multiple Occupancy) Licence. In Newcastle this also applies to upper terraced flats (Tyneside flats) where bedrooms in the roof space bring the total bed spaces to five or more.
    Smaller properties can also be licensed through Newcastle City Council’s Shared Housing Accreditation Scheme, although this scheme is voluntary. It is recommended that you check if any property you are interested in is licensed and if not satisfy your self that basic safety conditions are sufficient, such as viewing current gas and electricity certificates.
  • As a full time student you will normally be exempt from paying council tax. You will need to provide a Council Tax Exemption Form to your landlord/letting agent or your local Council Tax Office. Ask for this form at enrolment or from your School office after enrolment.
  • Your landlord/agent will normally require a guarantor for your rent, usually a parent/guardian or other adult over 25 years of age.
  • You will usually be liable for the full term of the lease, even if you leave your course early.
  • Check if your lease means that you will be liable for any default in rent due from another tenant.
  • Make sure all tenants are registered with utility companies for your gas/electricity etc.
  • Have any meters read at the start of your tenancy and check these readings against your first bill.
  • Check your inventory carefully when you move in and notify your landlord of any discrepancies.
  • Report immediately any existing damage or repairs needed.
  • You will need a TV license if you are sharing a house or flat and use a TV in your own room and your room is a separately occupied space (this is usually the case where your tenancy agreement is in your name only). If you have this type of tenancy agreement but a television is only used in a communal area, then only one license is required. If you have joint tenancy agreement with other students and use a television in your own room then usually only one license is required. It is advisable to check with the Licensing Authority, to avoid the possibility of a large fine. These rules also apply if you use any television receiving equipment such as DVD/video recorders, set top boxes or PCs with broadcast cards.
  • Remember you are living in a community, if you cause annoyance or distress to your neighbours, legal action can be taken against you. Students have been evicted and had equipment seized and destroyed following anti social behaviour such as noise and vandalism.
